Job Description

Ryan Companies US, Inc. has an immediate career opportunity for an Associate Developer in our Naperville office. The main responsibility of this position is to support the Vice President of Development in the Great Lakes Regional Office (Chicago) in the execution of Ryan-owned senior living development projects.  While the main focus will be on senior living, the position will allow the individual to learn and support other forms of development such as mixed-use and multi-family housing. Developing strong external relationships within brokerage networks, third party consultants, governmental agencies and senior living operators will help to enable success in this position.  

Specific responsibilities include: 

  • Assist the senior living team with the execution of current senior living developments by managing site and project design efforts, collaborating with Ryan construction and design team members and external design team members. Assist in managing design efforts resulting in project costs within pro forma budgets.
  • Prepare quantitative analysis of design and financial alternatives to support problem solving and contingency planning.
  • Prepare draft project pro formas and pursuit costs forecasts for pursuit opportunities, to be finalized by Development VP.  Modify and manage pro formas and pursuit costs as new information becomes available.
  • Prepare and assemble Ryan internal deal pursuit approval and final deal approval packages as required.
  • Assist Development VP in searching for and assessing potential sites, including issues related to environmental contamination, geotechnical issues, topography, constraints analysis, city zoning and ordinances, applicable fees. 
  • Assist in development of site-specific costs budget for input into pro forma. Coordinate site plans as needed.  Assist in the procurement of furniture, fixtures and equipment.
  • Determine submission requirements and schedule for required governmental approvals and permits, prepare entitlements submissions and revisions, and attend meetings and participate in presentations as required (City Councils, Planning Commissions, etc).
  • Assist Development VP in preparation and negotiation of site purchase options and agreements.
  • Assist Development VP and the senior living team by researching and reporting on senior living development and design trends.
  • Assist the senior living team in response to market opportunities by taking leadership role in planning, preparing, editing and assembling responses to RFPs and RFQs for qualified development opportunities Ryan chooses to pursue.

Successful candidates will have a minimum of 5 years experience in real estate development, commercial real estate brokerage or finance, or civil engineering or construction project management. Strong financial acumen and concise written and verbal communications skills are required. Ability and willingness to work long hours (nights and weekends) when required. A bachelor’s degree in real estate, construction or business related field is required, with a master’s degree preferred.
